Where Do Students Want to Live in Norwich?

This week is Fresher’s Week: when thousands of students turn up to enrol at two large universities in Norwich. Many will already have their accommodation sorted out, but some international students and domestic students who have applied through clearing will not arrange accommodation until they arrive at university. Inevitably, some will look to relocate early on, either due to fall-outs with their housemates or a reserved property not meeting the standard they had been told it would be. Renting to students can be a profitable enterprise for landlords. Here are some of the most popular areas in Norwich for student rentals.

The Golden Triangle

The Golden Triangle is formed by Colman Road, Unthank Road and Earlham Road. However, because properties on all the side roads coming off Unthank and Earlham also count as within the Golden Triangle, the triangle is more of a trapezium stretching out to Dereham Road and Newmarket Road. Properties in this region fall halfway between the city centre and the University of East Anglia. The area has the feel of a crowded bohemian village, and its popularity means higher than average rental prices for houses.

Eaton

Eaton has a much lower student population density than the Golden Triangle. A large Waitrose supermarket and a couple of relatively sedate pubs makes Eaton perhaps more suited to the mature student. It is a pleasant stroll along the river to the University of East Anglia campus.

Earlham

A large residential estate to the north of the UEA campus, Earlham has many large properties suitable for student lets. Houses of Multiple Occupancy are great for students – they can keep utility bills low by sharing the cost of heating and wi-fi – and great for landlords who can maximise profit by renting per bedroom.

City Centre

Norwich University of the Arts is a non-campus university with buildings distributed around the City Centre. There are many apartments above and behind the shop fronts of Norwich City Centre that make attractive living quarters for NUA students who don’t want to be getting a bus every day.

Bowthorpe and Cringleford

We have written about the benefits of living in Bowthorpe/Three Score and Cringleford in blogs earlier this year. Both areas have extensive newbuild estates in development. Some students, especially those studying from abroad, appreciate all mod cons!
